2022 Updates

April 2022 Updates

  • The clean-up of the entrances Continues we will see those improve in the next few months.
  • The board approved a budget with no increase in dues.   With the back payments if approved we can send compliance issues to the attorney  for further action.  The budget has been mailed.   If the budget is approved the invoices will get mailed out about the 3rd for 4th with dues due in June 3rd for 4th approximately.
  • The audit for the last 10 years slowly continues.   There are some issues in getting some of the older financial documents but we are working on this.
  • The cost is $130 per street light to change to LED’s.    This will be an expensive project if we cannot secure rebates or grants.   The lights are much brighter but understand the positive impact of the increased illumination the board will move forward with three (3) lights as that is a minimal cost and the impact can better be determined.    We have also requested that the tree limbs be cut around some of the lights.
  • The first step for an approval for a sign with county at the back entrance is passed and we are now working with permitting.
  • On the advise of our attorney we have password protected the financials page please email admin@rhodypark.com or call the office for the Password.
  • The next Monthly meeting will be May 2nd at 6:30 pm.

March 2022 Updates

  • The board selcted the auditor for $1,700 and the approval will go out with the budget.   
  • The audit for the last 10 years slowly continues.   The income statement for fiscal year 2021 is now posted.
  • The cost is $130 per street light to change to LED’s.    This will be an expensive project if we cannot secure rebates or grants.   The lights are much brighter but understand the positive impact of the increased illumination the board will move forward with three (3) lights as that is a minimal cost and the impact can better be determined.    We have also requested that the tree limbs be cut around some of the lights.

February 2022 Updates

  • The clean-up of the entrances is a focus and we will see those improve in the next few months.
  • We are required by law to have an financial audit performed at the end of this fiscal year.    We have received mulitple quotes that range from $1,700 to $12,000.   The contract for the quote for $1,700 was provided to all board members for review for next meeting.
  • The audit for the last 10 years slowly continues.   The income statement for fiscal year 2021 will be ready for the next board meeting.
  • The cost is $130 per street light to change to LED’s.    This will be an expensive project if we cannot secure rebates or grants.   The lights are much brighter but understand the positive impact of the increased illumination the board will move forward with three (3) lights as that is a minimal cost and the impact can better be determined.    We have also requested that the tree limbs be cut around some of the lights.

  • It has been requested we look into options for snow removal on an as needed basis.   The steps are being taken to research by multiple board members from our ability to do this ourselves,  to hiring a firm,  reviewing with the county when we are scheduled to be plowed if at all.

January 2022 Updates

  • The board held a meeting on January 8 with a focus on maintenance, board responsibilities and tasks for the year.    During this winter, while time is available maintenance will focus on the the exterior of the park i.e.  entrances etc.  
  • For the next meeting we will review all positions and duties and set the budget based on priorities and available funds.   This may be determined by the quotes received back.
  • We are required by law to have an financial audit performed at the end of this fiscal year.    More research is needed into the audit that is required by WA State law and we need to get quotes.   This will need to be added to the budget for next fiscal year.  CPA’s and quotes are being researched by a board member.  Based upon information received from a number of CPA firms it will be about $5,000 – $10,000 for the audit.
  • A board member is researching the option to upgrade our street lights to LED and what the cost would be and if there any grant options available.   The cost is $130 per street light.   This will be an expensive project if we cannot secure rebates or grants.   The lights are much brighter but understand the positive impact of the increased illumination the board will move forward with three (3) lights as that is a minimal cost and the impact can better be determined.    We have also requested that the tree limbs be cut around some of the lights.
  • We are working with Pierce County to try and get a sign at the “back” entrance.
  • Additional lighting for other areas is being reviewed.  Solar will be needed.

  • We have hired a new law firm that specializes in HOA’s.  The board as well as the homeowners want to do a good job FOR EVERYONE.  
  • Dues continues to improve with only about 25% of the lot owners behind one or more years.   It has been suggested we send at minimum quarterly statement for past due dues.   
  • The next meeting is February 7th at 6:30 pm.

2021 UPDATES 

November/December 2021 Updates

  •  The board held their meetings.   Based upon the feedback and lack of voting one board member was appointment and the other two that were up for election continue forward.  
  • We still do not have any members serving on any committees.   The board really needs assistance from community members.
  • Next board meeting January 8th at 10am.
  • More research is needed into the audit that is required by WA State law.  This will need to be added to the budget for next fiscal year.  A current review for the past few years is ongoing to ensure we follow GAP.   The current goal is perform an “Mock” audit in May or early June.   
  • Solar lights are being installed in the main park.  It is the goal to provide for a safer environment.
  • The board believes we need to put for forth good written policies and practices.   We really need a good law firm who works on HOA’s specifically so there is good guidance.   New law firms are being researched.

October 2021 Updates

  • The board met on October 4th as scheduled and elected the officers.  See main page.
  • We still do not have any members serving on any committees.   The board really needs assistance from community members.
  • Next board meeting November 1st.   Based upon the feedback from the annual meeting the work for a written policies to send to member will begin.   Additional documents will be added to the downloadable forms this month.

September 2021 Updates

  • The annual meeting was Saturday, September 25th at 1pm.  Thank you to everyone who attended and provided the new board your feedback on how to proceed forward on a number of issues.
  • We still do not have any members serving on any committees.   The board really needs assistance from community members.
  • Two returning members, and one new board member were elected.   The information is on the main page.
  • Solar lights have begun to be installed at the main park on 117th Street.   Lights with camera’s will also be installed.   They will not be live feed cameras, and any information will need to be pulled on as as needed basis.

August 2021 Updates

  • A Neighborhood Beautification has been organized for August 28, 2021 with BBQ following.   Thank you to Shannon for heading this up.
  • A community postcard including the annual meeting notice as well as other items should arrive in mailboxes by the end of the month.
  • We still do not have any members serving on any committees.   The board really needs assistance from community members.
  • Reminder the annual meeting is Saturday, September  25th at 1pm.
  • It has been reported that there has been increase in drug activity at the park.   The board agreed we needed additional lighting and some type of camera.   However since we do not have power we will need to go with solar options.   These were presented at the board meeting and a few will be purchased and installed to see how they work.

July 2021 Updates

  • A contract has been signed with a real estate company, we will receive payment of $200 per month for the placement of their sign on our property and we have received our first payment.   We are first looking for a resident who owns a landscaping company to improve that area as well as the both entrances.   It must be a licensed, bonded and insured company.
  • The next HOA Board Meeting is August 2nd at 6:30pm.
  • Many residents asked for an online payment option that does not include a fee.   We are pleased that as of this month we have added Zelle as a payment option.  The information can be found on the Pay Dues Online tab.
  • The Online Survey option is being worked on to better be able to obtain community feedback as very few residents attend the meetings.
  • There are six HOA Board Positions open and resumes postcards will be mailed this month.   The building has been reserved for the meeting. 
  • We continue to work with Pierce County to obtain authorization for a new sign at the “back entrance.” 
  • Dues, as in previous years continue to lag and there are substantial outstanding previous years dues.   The board will bring this to the community at the annual meeting.  

June 2021 Updates

  • The Rhododendron Park Maintenance Company has a new fax number 253-203-6788
  • There is an online compliance reporting system including an online complaint form.   We encourage members to use this form.  Once we receive a complaint, it will receive a complaint ID number, be researched and you will receive follow-up emails regarding the status.
  • There is an online Maintenance Request form it is active and in use.
  • The 2021/2022 Budget was approved by the membership via vote on June 7, 2021
  • Reminder – Dues were due June 1, 2021.     Updated statements are currently in the process of being mailed to members with outstanding balances.
  • We would like to welcome our new Rhododendron Park Maintenance Company Secretary – Laura Higgins.    She is a  current resident and has lived in Rhody Park for a number of years.  
  • At the Board Meeting June 7th, the Board approved a Social Media Policy.    This can be found under the HOA Board/Meeting Minutes for the June 7th meeting or by clicking RPMC Social Media Policy.
  • We now  have the ability to move to electronic communication via email for notices and billings.   This will be an opt-in option only.  There will be a postcard mailer send to all billing addresses to sign and opt-in for this as their preferred communication.
  • We have not had any residents sign-up to be on the new Tree Committee.   The board approved a mailer at the June 7th meeting to be sent to all billing addresses looking for community members to sign up and serve on this committee.
  • A contract has been signed with a real estate company and RPMC will be paid $200 per month to allow the sign to remain on our property.   These monies will be be used for professional landscaping at the entrances and around the sign.
